🇳🇱 Netherlands 36% Tax On Unrealized Gains: What's Actually True

You've seen the "BREAKING" posts. Here are the real facts.
The Dutch lower house passed the Box 3 Actual Return Act on Feb 12, 2026. It taxes annual gains on stocks, bonds and crypto at a flat 36%, even if you don't sell.
But it is NOT law yet. It still needs Senate approval, and the Finance Minister wants amendments because he fears the Senate rejects it as is.
Earliest start date is Jan 1, 2028. Nobody owes anything on paper gains today.
Key details most posts skip:
🔹 €1,800 yearly tax-free allowance
🔹 Real estate and startup shares taxed only when sold
🔹 Losses can be carried forward
🔹 It replaces an old system the Supreme Court ruled illegal
Real Bill, Not Final, Not Today, Not 2026.
