Weekly Top Seller: Beijing Construction · Jiating Yaxiang Achieves $1.13 billion in Sales

From June 29 to July 05, 1,108 units of commodity residential properties were transacted in Beijing, with a total transaction value of $8.11B. Among them, Beijing Construction · Jiating Yaxiang in Yiquanying Subdistrict, Fengtai District, recorded 149 units, 16.2k square meters, and $1.13 billion, making it last week’s “three crowns” in Beijing’s real estate market.

On June 27, Jiating Yaxiang opened and immediately achieved $3 billion in sales. It is understood that the project plans 11 residential buildings with 545 units, offering three- to four-bedroom layouts with a gross floor area of about 99–139㎡, with the main unit sizes being 99㎡ and 109㎡.

Tongzhou’s First Launch Songzhuang New Project Name Revealed — Xiyue Jingyan

Recently, the first-launch new project in the Tongzhou Songzhuang sector officially announced its project name: Xiyue Jingyan. The project is the first “fourth-generation” residential development by Shoukai in Beijing. In April 2026, Shoukai acquired the Songzhuang 0703 subdistrict land parcel with a reserve price of $16.2k. The residential plot ratio floor price is about 19.8k/㎡, and the plot ratio is 2.3. On June 29, the project publicized its design plan: 13 residential buildings, 772 households, mainly featuring layouts of about 80–170㎡.

CJJY · Haichens Yuanjing Dongfang Academy Clubhouse Opens

CJJY · Haichens Yuanjing’s “Dongfang Academy Clubhouse” has officially opened recently. This is the first community clubhouse in Haidian themed around an “academy.” According to the planning documents, CJJY · Haichens Yuanjing plans 11 buildings of 7–11-story townhouses with a plot ratio of only 2.1. It mainly adopts a pure slab design with two households per floor and one staircase, covering 99–181㎡ three- to four-bedroom layouts.

Beijing Releases 2026’s 8th Batch of Proposed Residential Land Supply List, Involving 3 Parcels

On July 7, the Beijing Municipal Commission of Planning and Natural Resources website released the 2026 eighth round of proposed supply list for commodity residential land. This batch involves 3 parcels, with a land area of about 20 hectares, and a total construction scale of about 380k square meters, to be supplied in the near term. In this list, the land supply balances areas in the central districts and the sub-center, as well as multi-point regions on the plains. Haidian District, Tongzhou District, and Changping District each has one parcel. It also continues to strengthen the land supply guidance of integrating stations and cities, with all the parcels located in areas with market demand around rail transit stations.

Haidian’s First Commodity Residential Land Supply in 2026 Enters Pre-Application, Starting Bid $1.77B

On July 7, the Haidian District Qijisi Qingzhen Xijiao Airport HD00-1408-0034, 0049, and 0040 land parcels entered the eighth-round supply list, and the same night were activated and moved into the land use pre-application process. This parcel is Haidian’s first commodity residential land supply in 2026, with a starting bid of $19.8k. The parcel is in the Qijisi Qing sector of Haidian, with a planned area of about 142.6k square meters and a total construction area of 85k square meters. The land consists of 2 residential land parcels + 1 commercial land parcel.

Guangqu Road Parcel in Chaoyang District Listed, Starting Price $7.05 billion

Recently, the Beijing Municipal Commission of Planning and Natural Resources issued an announcement: the Guangqu Road urban village redevelopment project 0409-10 land parcel in Nanmofang Township, Chaoyang District, has been officially listed. The parcel number is 京土储挂(朝)[2026]035. It is located in Jinsong Subdistrict, Chaoyang District. The land area is 36,847.62 square meters, with a controlled construction scale of 103,173.336 square meters. The starting price is $7.05 billion. The starting floor price is about 68.3k/㎡, with a plot ratio of 2.8 and a building height restriction of 80 meters.
