Unit D, Mid Floor, Block 8B, Pavilia Farm, Tai Wai, usable area 472 sq ft, 2-bedroom layout, asking price about HK$11.6 million, sold at HK$10.88 million after negotiation, unit price HK$23,051 per sq ft.

Centaline Property Agency stated that the new buyer is a resident of the same district, who found the estate location convenient and the unit rarely listed, and therefore decided to purchase it for self-occupancy.

The original owner purchased the unit in 2021 at about HK$10.12 million, held it for about 5 years, and recorded a book profit of about HK$760k from this transfer, with an appreciation of about 7.5% over the period.
