The new tenant is Sa Sa (00178.HK) +0.010 (+1.087%), a chain cosmetics retail brand, with a monthly rent of approximately HK$450,000. He added that Sa Sa recently pre-leased the premises at a monthly rent of about HK$450,000, translating into an average rent of about HK$185 per sq ft.

Wong further said the current tenant of the shop is a chain retail brand, which moved in at a monthly rent of about HK$350,000 in 2024, and the lease term will expire in July this year. The landlord had previously put the property up for rent in the market, quoting an asking rent of about HK$580,000 per month. It was ultimately leased at about HK$450,000, representing a price reduction of about 20%. However, compared with the previous rent, the new rent represents an increase of about 28.6%.
