CoinWorld News, a survey released on Monday showed that sentiment among German commercial real estate financiers deteriorated significantly in the second quarter due to rising inflation and higher interest rates caused by the war in Iran. The BF.direkt survey showed its sentiment index plummeted from -9.74 in the first quarter to -25.97, indicating extremely limited financing willingness. The survey's academic advisor, Steffen Sebastian, said: "This is mainly attributable to the Iran war and its impacts. The energy price shock pushed up inflation, which in turn exacerbated market concerns about rising interest rates." He added: "This is hitting an industry that has been fragile since the sharp rise in interest rates in 2022." After the outbreak of the Ukraine conflict in 2022, German commercial real estate prices fell, and although they have recovered somewhat since then, the pace has been slow. More than 46% of respondents said financing conditions had worsened.

The confidence collapse in German commercial real estate has been too severe, -25.97 looks painful.

The commercial real estate cycle is really grinding. Just when there was a glimmer of recovery, it got suppressed again.

Steffen said bluntly, the spillover effect of the Iran war is harsher than imagined.
