Real estate tokenization has long failed to materialize mainly due to the lack of foundational infrastructure such as legal, compliance, operational, and interoperability frameworks, as well as insufficient investor trust.
The industry needs to establish legitimate ownership, standardized transfer processes, transparent profit distribution, and regulatory alignment to achieve genuine liquidity and scalable operations.
Currently, regulations in places like Emirates are becoming clearer, and initial products are being implemented, but to attract mainstream institutions, proven economic value and traceable operational records are still required.
