TOKİ is selling a total of 20,000 houses in 64 different provinces.


I have made many different investments, I made profit in some, I lost in others, but in none of my investments did I get as worn out as I did during the process of paying for the shops I bought from TOKİ.
Let me tell you a story about what I experienced regarding this matter.
It was probably the year 2023.
My friend called and said that shop sales had started from TOKİ in his city, and he suggested we come and buy 2 shops.
The location where the TOKİ project was built was in an area where the city was developing and expanding, with new buildings being constructed, and since it was also in an earthquake zone, I thought demand for TOKİ would increase, so I bought two shops from the auction.
One of them was 33 m2 with a purchase price of 2,100,000₺, and the other was 45 m2 with a purchase price of 3,200,000₺.
So, including all miscellaneous costs, the total cost for the two shops was 5.5M₺.
Anyway, I paid the installments for these shops for 2 years.
The installment payments were quite substantial, especially since I bought them in the second installment phase, so the payment schedule was short.
Think of it like this: I was paying about 4 minimum wages per month for the two shops.
In addition to the monthly installment, I was also paying around 300-400 thousand TL in VAT.
After 2 years, I went to the bank to find out my remaining debt, and if I remember correctly, they told me I owed around 5,200,000₺ in total.
Moreover, I would still need to pay around 300-400 thousand TL in VAT after 1-2 years.
I got angry and thought, how is this possible? I already bought these shops for 5.5 million TL, paid high installments for 2 years, and yet my debt remains the same.
They said, "Your shops are appreciating in value, so the extra VAT keeps coming out, and with the high salary increases in civil servant wages, your debt doesn’t seem to decrease."
Right at that moment, I paid off my debt in a campaign offering a 25% discount for those who paid in full, and I paid around 4,200,000₺, so I owned both shops outright.
Anyway, I said, whether good or bad, I now have 2 shops.
2-3 months after paying off the shops’ debt, my friend who initially suggested buying from TOKİ called me and said that despite his regular payments, his debt was increasing constantly, he wouldn’t be able to pay off the remaining debt, and he would return the shop he bought with me to TOKİ.
In the end, even if we were upset, I thought it would be healthier for his financial comfort to return the shops, so I shared my opinion that he should do so.
My friend returned his shop, which he had bought at an average loss of about 2 million TL.
So, what do you think happened?
The shop my friend bought for 2,400,000₺ was put back on sale a month later for 1,200,000₺.
In short, TOKİ, which was earning extra VAT every six months claiming that the shops were appreciating in value, put the same shop up for sale at half the price I paid, causing me a huge loss and halving the market value of my shops.
In the end, this incident was a big lesson for me and taught me that I should never buy from TOKİ again, even if they gave it to me for free.
