To save 10k, I suffered a big loss

A friend was interested in a house, negotiated to 1.28 million, and paid a 10,000 deposit.
While going to the bathroom, I overheard the homeowner on the phone:
They also just paid a deposit for a new house and are in urgent need of money.
She immediately had a feeling: huh, you're more anxious than I am.
