On Monday (11th), the monthly management meeting was held, with Chairman Yang Huiyan pointing out that market segmentation has evolved from macro to micro depth, with first-tier and strong second-tier recovery accelerating, while third- and fourth-tier markets are still in adjustment periods. She emphasized that regional projects must closely align with local policies based on city-specific measures, “Only through solid breakthroughs this year can we pave a clear path for the coming years.”

She stated that the Politburo meeting held in April once again mentioned real estate, representing the central government’s high regard for market stability, and the phrase “strive to stabilize” has strong practical relevance. It is expected that nationwide real estate policies will mainly focus on implementing existing policies, with city-specific measures being the core policy focus.

Country Garden: There is no such thing as an eternally declining market

Yang Huiyan set her work tone for 2026 with an “ALL IN” attitude, requiring regions with quality resources to proactively align with policy directions, fully activate existing resources, and seize opportunities in urban renewal and adaptive housing needs.

Country Garden Co-Chairman Mo Bin added, “There is no such thing as an eternally rising market, nor an eternally declining one.” Currently, it is a critical window for market expectation recovery. With policies continuously solidifying the bottom, the upward cycle gears are slowly turning, and the real estate market has a transmission chain—each link interconnected, with obvious rhythmic and structural characteristics.

Mo Bin said that Country Garden’s main battleground is in third- and fourth-tier markets. With continued policy support and the concentrated release of pent-up demand, the upward momentum will inevitably spread and reach into lower-tier markets.
