Just been looking into something that doesn't get talked about enough in the AI conversation. Everyone's hyped about chip makers like Nvidia, but there's this whole other angle most people are missing - the actual physical real estate where all this computing happens.
Think about it. AI needs insane amounts of computational power. GPUs, servers, infrastructure - it all has to live somewhere. Data centers are basically the unglamorous backbone of the entire AI boom, and there's serious money flowing into this space right now.
I've been digging into data center REIT ETFs because honestly, they're kind of overlooked. The fundamentals are wild. Back in 2024, primary market data center vacancy rates hit record lows around 2.8%, and nearly 80% of new capacity under construction was already pre-leased. That's the kind of demand you want to see.
If you're looking at this sector, there are two main plays worth considering. One tracks companies in data centers, cellular towers and digital infrastructure - basically the full infrastructure stack. The other is more pure-play real estate focused, where at least 85% of earnings come from data and infrastructure operations.
The holdings are pretty similar across both - American Tower, Equinix, Digital Realty, Crown Castle. These are the companies actually owning and managing the facilities that power the cloud and AI infrastructure. As AI spending accelerates across industries, these companies are positioned to see real top-line growth and margin expansion.
One thing that could be a tailwind - interest rate environment. If rates come down, it gets cheaper for these REITs to finance their projects. Plus, REITs are traditionally popular for dividend yields, which becomes even more attractive when rates normalize.
The data center REIT ETF space has gotten a lot of attention recently, with both major offerings trading near 52-week highs. Worth looking into if you're thinking about how to get exposure to the infrastructure side of the AI boom rather than just the chip makers everyone's already piling into.
