Been watching this trend and honestly it's kind of wild how many retail investors are still just chasing Nvidia and Palantir when there's a whole other way to cash in on the AI infrastructure boom that barely gets mentioned.
Most people think AI profits = chip stocks or software plays. But data center REITs are quietly cashing in while offering something totally different: actual reliable dividends and way less volatility. I'm talking about companies like Digital Realty, which operates over 300 data centers across 50+ metros and serves half the Fortune 500. IBM, Oracle, Meta - all their major customers.
Here's the thing about data center REITs that makes them interesting. They operate as triple-net-lease businesses, meaning tenants handle maintenance and taxes. More importantly, they're legally required to pay out at least 90% of taxable income as dividends. So if you're looking for cash flow instead of moonshot gains, this is a different animal than growth stocks.
Digital Realty's been growing steadily - core FFO per share went from $6.22 in 2020 to $6.72 by 2024. That's solid but not flashy. What caught my attention is the forward guidance. They're projecting 9-10% FFO growth for 2025, with occupancy expanding from mid-80s to around 84%. Meanwhile they're actively shedding older data centers and doubling down on hyperscale infrastructure.
The dividend yield sits around 2.9% on the forward payout, and here's the kicker - as interest rates potentially decline, that becomes increasingly attractive to income investors who've been getting squeezed. You're not getting the adrenaline rush of owning Nvidia, but you're cashing steady returns while companies desperately need to upgrade their AI infrastructure.
Valuation-wise, at 22x trailing core FFO, it's not cheap but it's reasonable compared to the premium multiples on most AI stocks right now. For anyone tired of the volatility and actually wanting reliable income while still riding the AI infrastructure wave, this is the kind of boring play that actually works. The backlog of AI-ready data center demand should keep expanding for years as enterprises scramble to build out their AI capabilities.
Not as sexy as the chip stocks everyone talks about, but that's kind of the point. Sometimes the real money is in what people overlook.
