Just went through the whole mortgage process and realized closing costs can be brutal if you're not careful. Most people don't know you can actually negotiate a lot of this stuff.
First thing I did was actually read that loan estimate they send you within three days. Sounds boring, but page 2 section C literally lists services you can shop around for separately. Title services alone could save you hundreds if you're willing to do some legwork. Some of those admin fees are also more flexible than you'd think, especially if they're vaguely worded. I just asked my lender what each charge actually covered and pushed back on a few things. Got some reduced.
Another angle is looking at your down payment. If you lower it, you free up cash for closing costs. Just be aware this changes your monthly payment and if you go below 20% down you're paying PMI. Do the math first because it might not make sense depending on your situation.
I also talked to the seller about covering some costs. Seller concessions are a thing, especially if they're motivated to close quickly. In my case the market was cooling so we had some leverage. Worth asking about.
There are also these no-closing-cost loans floating around but honestly they're not as good as they sound. The lender covers your upfront fees by jacking up your interest rate instead. So yeah, you save money at closing, but you're paying way more over 15 or 30 years. Some lenders let you roll the costs into the loan balance too, but again you're just paying interest on top of interest.
If you're a first-time buyer or lower income, check your state's housing finance agency. Most states have grants or loan programs specifically for this. Some banks also offer closing cost credits or loyalty discounts if you're already banking with them. They don't always advertise these aggressively so definitely ask.
Basically, don't just accept whatever number they give you. There are legit ways to get closing costs waived or at least reduced if you know what to ask for. Took me maybe an hour of calls and emails but saved me a few grand.
