Just closed on your place? Yeah, figuring out when your first mortgage payment is actually due can be weirdly confusing. Like, you'd think it'd be the month after you close, but nope—it's usually the first of the month that comes a full month after closing. So if you closed mid-September, you're looking at November 1st. Kind of wild how that works out.
I didn't realize this at first, but the closer you close to the end of the month, the less interest you're actually paying upfront since interest starts accruing immediately. Your lender will give you a First Payment Letter spelling all this out, so definitely don't lose that. Oh, and heads up—you've got a 60-day window maximum to make that first payment. Sounds like plenty of time, but if you close early in a 31-day month, those extra days add up fast.
As for the amount, your first payment is basically the same as every payment after. If you've got a $350k mortgage at 6% with 20% down, you're looking at around $1,678 monthly (before taxes and insurance). Some lenders let you switch things up later though—like going biweekly to knock out the loan faster. Worth asking about.
Payment-wise, you've got options. Online's probably easiest, or you can set up autopay so you literally never have to think about it. Phone works too if your lender supports it. Honestly, skip the check thing—there's basically no protection if it gets lost.
One thing people don't always realize: if your bank rejects the payment for any reason, it just doesn't go through. You need to fix it and resubmit. And technically a payment's late around 15 days after the due date, but check your specific lender's terms. Missing a payment sucks for your credit, so if money gets tight, just talk to your lender about options before it becomes a problem.
