Been looking back at some old mortgage data from October 2022 and it's wild how much rates shifted that year. The 30-year fixed was sitting at 7.20% by mid-October, up from 7.12% just a week before. Shorter 15-year mortgages were hitting 6.40%. What stood out to me was how fast things moved - the 52-week range showed lows around 5.43% and highs at 7.24%, so people who locked in early definitely caught a better deal. The math was rough too, like a $100k mortgage at those October 2022 rates meant almost $680 monthly just in principal and interest. Makes you wonder what homebuyers were thinking during that period when the Fed kept raising. Jumbo mortgages were similarly pressured, hovering around 7.21%. If you were shopping for a house back then, rates were definitely not in your favor.
