So I just closed on my place last month and honestly, figuring out when my first mortgage payment is due was more confusing than I expected. Turns out the lender sets your payment date during closing and you get it in writing on the First Payment Letter—mine said November 1st since I closed in mid-September. The general rule is basically you get a full month after closing before payments kick in, so if you close anytime in September, you're looking at November 1st.
Here's the thing though—interest starts accruing immediately, so the later in the month you close, the less you're actually paying in that first month. But watch out for those 31-day months because they can mess with your timeline. I had a friend who closed March 1st and thought they had until May 1st, but nope—had to pay by May 1st because March has 31 days. The rule is you've got maximum 60 days after closing, so don't sleep on when your first mortgage payment is actually due.
My payment's going to be around $1,700 monthly before taxes and insurance, and honestly, I'm just planning to set up autopay online so I don't accidentally miss it. You can pay through their website, set up automatic transfers, call the lender, or mail a check if you're old school—but I'd definitely recommend autopay. Some lenders let you do biweekly payments too, which could help you pay things off faster if that's your goal.
The part that caught me off guard was how strict they are about late payments. Apparently if you're 15 days past due, it counts as late and can hit your credit. So yeah, definitely mark that first payment date somewhere you won't forget it. And if your bank rejects it for some reason, that doesn't count as a valid payment—you have to resubmit. Honestly, asking your lender questions before closing would've saved me some stress about when is your first mortgage payment due after closing and what all the options are.
