Just looked at some 2024 NYC real estate data and it's wild how much the prices have shifted in the city's most exclusive neighborhoods. Apparently SoHo just took the top spot with median prices hitting $4.25M - first time in 8 years. That's crazy considering Hudson Yards used to own that position but basically disappeared from the rankings.



What caught my attention is how volatile these rich parts of New York have been. TriBeCa jumped 55% year-over-year to around $3.9M, while neighborhoods like Dumbo actually tanked 41% even though it's still the second priciest in Brooklyn. Then you've got places like Flatiron and Hudson Square going down 19% and 31% respectively, which is interesting.

Brooklyn's making moves though - Cobble Hill and Carroll Gardens are both climbing the wealthy neighborhood rankings. Cobble Hill hit $1.84M (up 13%), and Carroll Gardens is at $1.63M (up 17%). Meanwhile, Manhattan's Theatre District and Chelsea are doing solid with 4% and 35% increases. Chelsea actually had the most transactions with 175 sales in Q3.

The median across the city is sitting at $770K overall, but if you're looking at the truly expensive areas, you're looking at multiples of that. Greenwich Village rounds out the top 10 at $1.6M. The rich neighborhoods in New York are definitely a mixed bag right now - some booming, some cooling off, but all still way out of reach for most people lol.
