So I was looking at NYC real estate prices and it's wild how much they've shifted. Based on 2024 data, the richest area in New York right now is SoHo with a median price around $4.25M. That's insane but also kind of surprising because it used to be Hudson Yards holding that top spot.
TriBeCa came in second and actually jumped hard - like 55% increase from the year before. Now sitting at $3.9M median. These Manhattan neighborhoods are just on another level. I was checking out the full list and honestly the richest area in new york keeps bouncing around depending on what quarter you're looking at.
Brooklyn's making moves too. Cobble Hill cracked the top 5 most expensive neighborhoods with prices around $1.84M, up 13% year over year. Dumbo is still super pricey even though it dropped 41% - still at $1.67M median. Carroll Gardens and Dumbo are basically battling for the richest area in Brooklyn status.
On the Manhattan side, Chelsea saw a huge jump - 35% increase and it had the most sales activity in Q3 with like 175 transactions. Flatiron actually went down 19% though, which was interesting. Greenwich Village rounds out the top 10 at around $1.6M median.
The whole richest area in new york market seems pretty volatile right now. Some neighborhoods are cooling off while others are heating up. If you're thinking about buying in these premium neighborhoods, the timing really matters. Prices can swing pretty dramatically year to year depending on where you're looking.
