Just looked back at what was happening with march 2023 mortgage rates and wow, they were all over the place. Around that time, 30-year fixed mortgages were sitting around 6.96% APR, while 15-year rates were a bit lower at 6.15%. The jumbo mortgages were even higher at 7.05%. Honestly, if you were shopping for a home back then, you had to pick your poison depending on your budget and timeline.



What's interesting is how tight the spreads were between different loan types. A 5/1 ARM was tempting at 5.64% if you were willing to gamble on rates staying low for a few years. But looking at those march 2023 mortgage rates now, it's clear the market was pretty volatile - rates had been bouncing between 4.84% and 7.41% over the previous year. Makes you wonder what the next few years would bring.
