So I was looking into where people actually pay the lowest property taxes in the country and honestly it's wild how much variation there is. Some folks are dropping over ten grand a year while others in certain counties are paying less than three hundred. That's insane.
Turns out the places with the lowest property tax bills are mostly concentrated in just five states - Alaska, Louisiana, Alabama, North Dakota, and West Virginia. A lot of these counties are pretty rural with lower home values overall, which obviously helps. I found out that counties like Kusilvak in Alaska and places in Louisiana like Avoyelles Parish have median tax bills under three hundred bucks annually. When you're looking at which county has the lowest property taxes, these names keep popping up.
What's interesting is that even though Alaska has a pretty high state tax rate, some of their counties still manage to have residents paying almost nothing in property taxes. Like Copper River Census Area is one of the lowest in the entire country despite that. Same with Northwest Arctic Borough. It's all about how the local taxes are structured versus state level.
The national average was around eighteen hundred fifteen back in 2022, and apparently property taxes went up like twenty six percent between 2019 and 2023 because home values skyrocketed. But if you're in one of these low-tax counties, you're basically immune to that.
Obviously there's a trade-off though. Lower taxes usually mean lower property values and sometimes less funding for schools and local services. So you're saving money on taxes but maybe not getting the same public resources as other places. Still, if you're just trying to figure out which county has the lowest property taxes because you want to minimize expenses, places like Choctaw County Alabama, McDowell County West Virginia, or any of those Louisiana parishes are worth looking into. Pretty interesting rabbit hole if you're thinking about relocating.
