Been scrolling through NYC real estate data lately and honestly, the prices in the richest part of NYC are absolutely wild right now. The median sale price across the city hit $770k, up 3% year over year, but that's just the baseline. If you're looking at Manhattan's most expensive neighborhoods, you're talking about something completely different.



SoHo just took the crown as the priciest area after eight years, sitting at $4.25M median. TriBeCa's right behind it at $3.9M, which is crazy considering it dropped from the top spot a few years ago. What caught my eye though is that TriBeCa jumped 55% in prices compared to last year alone. Chelsea's also heating up with a 35% jump, and they had the most transactions that quarter with 175 sales.

The richest neighborhoods aren't all in Manhattan though. Brooklyn's getting expensive too. Cobble Hill and Carroll Gardens are pushing into the $1.6-1.8M range, which is insane for Brooklyn. Even Dumbo, despite dropping 41% from last year, is still sitting at $1.67M median. Some areas like Flatiron and Hudson Square actually cooled off a bit, but they're still solidly in the pricey category.

If you're serious about buying in the richest part of NYC, you're looking at anything from $1.6M on the lower end to over $4M in the top neighborhoods. The market's definitely shifting though, so timing matters.
