According to the Shenzhen Housing and Urban-Rural Development Bureau, about 26k square meters of existing affordable housing units for resettlement in Shenzhen will be fully opened for application to the third queue, and the sales model that previously required applicants to enter the waiting list in order to buy has become a thing of the past. The application requirements are: single applicants must be at least 30 years old, the main applicant must have Shenzhen household registration (hukou), must have no property in Shenzhen, and must have paid social insurance for 5 years (for those with a bachelor’s degree or above, only 3 years of social insurance are required). It is reported that two affordable housing projects have already started accepting applications—Shan Yue Bay in Nanshan District and Jinxiyuan in Longhua District. Among them, Shan Yue Bay, as the only affordable housing project currently for sale in the core area, has attracted significant attention. Shan Yue Bay has a total planned construction area of about 580k square meters, is about 500 meters from the Tongganglu Station on the under-construction Metro Line 15, and is close to the TOP1 government-run kindergarten in Nanshan District and the nine-year integrated school of the Qianhai Innovation Education Group, as well as about 50k square meters of landscaped community gardens. Applications for the project close on March 11, 2026 at 6:00 PM. It is expected to be delivered by the end of August this year, with a total price starting at about 2.55 million yuan, or about 50% of the price of nearby commodity housing, providing low-barrier affordable living options for families considering buying homes in Nanshan.
