Weekly sales champion: China Overseas Chaozhou·JiuShuManHe achieves RMB 1.02B in sales
From March 23 to March 29, 1,178 units of commodity residential properties were成交 in Beijing, with a成交 amount of RMB 8.89B. Among them, China Overseas·JiuShuManHe, located in JiuShu in Tongzhou, launched for just 5 days, selling 207 units, covering 19.8 thousand square meters, and achieving RMB 19.8k—making it the “three crowns” in Beijing last week in terms of number of units, amount, and floor area.
This is China Overseas’ first independently operated project in Tongzhou, and also Beijing’s first “He” series product. The plan includes 7 residential buildings with 578 households, comprising 10–11F garden-style apartments and 11–18F small high-rises. The main unit types are 75㎡/89㎡/102㎡ three-bedroom apartments and 121㎡ four-bedroom apartments. The homes are north-south transparent, targeting first-time buyers and those upgrading.
Beijing Fengtai Huaxiang land plot plans to build 11 buildings of 6–18F garden-style apartments + small high-rise products
On March 30, the Fengtai Development and Reform Bureau(規自分局)announced the planned design scheme for the B区 FT00-2405-0001 plot of the Huaxiang Middle Group Chengzhongcun (urban village) renovation project. According to the announcement, the planned development content includes commodity housing and residential public service facilities, with a total planned gross floor area of about 88,341.43㎡. The project will build 11 buildings of garden-style apartments + small high-rises with 6–18F, with higher elevations in the north and lower elevations in the south, arranged in rows and columns. It is roughly divided into three rows—north, middle, and south—and all units face due south or due north. The mid-row, west side pedestrian entrances are for a supporting building #12; on the east side, both a pedestrian entrance and a vehicle entrance are set up. It is understood that the project has taken the land for three months. It is located in Yuquanying Subdistrict, Fengtai District, between the South 3rd Ring Road and South 4th Ring Road. The developer is a joint venture of Beijing Construction Engineering and Urban and Rural Development.
Beijing Fangshan releases the name of its first “4th-generation good home” project—He Zhizhu·Bo Rui will create garden-style apartment products
Recently, Beijing Urban Construction and He Zhizhu Phase II released the project name—He Zhizhu·Bo Rui. The project plans to build 18 garden-style apartments plus 1 small high-rise. Of these, the North area will build 9 garden-style apartment buildings, totaling 419 households; the South area will plan 9 garden-style apartment buildings plus 1 small high-rise, totaling 408 households.
This is the first “4th-generation good home” in Fangshan since the introduction of Beijing’s “good home” new rules. The project’s site plan shows many elements of “good homes”: south-facing through balconies with a depth of 1.8 meters, L-shaped corner windows with deep turns for end units, and two equipment platforms on the north side.

**Beijing land auction: Origin opens at the floor price of RMB 1.02B to acquire the Urban Sub-center 0703 block plot

On April 2, according to a notice from the Beijing Municipal Planning and Natural Resources Commission, Origin acquired the Beijing Urban Sub-center 0703 block FZX-0703-6031 and FZX-0703-6032 plots at a floor price of RMB 1.77B, with a floor price of about RMB 19.8k per㎡. The land area of this site is about 4.26 hectares, with a planned above-ground gross floor area of about 924,000㎡ and a plot ratio of 2.3. The plot is located in Songzhuang Town in Tongzhou District, outside the 6th Ring Road. Nearby are Beijing’s 11th School Tongzhou Experimental School, the under-construction Anzhen Hospital (Tongzhou campus), the attached Children’s Hospital of Capital Institute of Pediatrics, Origin Tongzhou Mixc, Hualian Shopping Center (Liuhua Xincun store), and Luzheng Central Park, among other educational and living supporting facilities.
Shanghai land auction: Poly Development wins the Ning district plot with RMB 1.77B
On March 30, Shanghai held the second batch of land auctions. This auction involved 1 plot, located in the Zhongshan Park sector of Changning District, with a starting total price of about RMB 5.5631 billion. After 41 rounds of bidding, Poly Development ultimately won the plot with RMB 19.8k, with a floor price of 77,697 yuan/㎡ and a premium rate of 6.43%.
This plot consists of two pure residential sub-plots, E1-17 and E1-21, with a total transfer area of about 29k㎡ and a total gross floor area of about 76k㎡. The plot is about 500 meters from Longde Road Station on Line 11, and about 900 meters from Zhongshan Park Station on Line 2, with convenient transportation. Surrounding commercial and educational resources include Longfor R&F?(Changning R&F?), The Dream Dragon Shopping Center, KING88, 889 Plaza, Zhongshan Park, and Jiangsu Road Primary School No. 5, among others.

In March, Beijing existing home sales hit 19,886 units, a new high in nearly 15 months
According to the contract-signing data statistics from the Beijing Housing and Urban-Rural Development Commission, in March of this year, the number of online contract signings for existing homes in Beijing was 19,886 units, setting a new monthly record for the past nearly 15 months. The sales volume of nearly 20k units in March also became the highest record for Beijing’s monthly existing home transactions since December 2024. Compared with February this year, the number of existing home transactions in March increased significantly by about 145% month-on-month, or nearly 2.5 times.
