In his speech, Zhu Kuai, Deputy General Manager of Greentown Life Technology Group and General Manager of Greentown Architectural Technology Group, said that many real estate companies fall into operating difficulties because they generally adopt an assembly-and-patchwork development model—just like assembling a computer in the past, simply putting all the parts together.
These kinds of companies typically lack independent R&D capabilities and proprietary process capabilities. Core abilities such as project management rely heavily on external resources. Many partnerships are also temporary; between the parties, there is little understanding and trust. Many partners even treat cooperation as the last deal, only thinking about how to make more money and how to cut costs. When both sides cannot move toward each other and have aligned goals, under such a model it is naturally difficult to make truly good homes.
At present, the actual competitive direction of the real estate industry is no longer a contest of traditional development models. Just like the smartphone industry: Apple did not compete with Nokia on traditional calling functions, but instead achieved disruption through intelligence and personalization. The domestic auto industry also did not hard-fight in the traditional internal-combustion vehicle arena, but instead achieved a leap at the turn through new-energy electric vehicles.
Zhu Kuai pointed out that in the future, real estate competition is essentially intelligent living competition that combines technology with humanistic values—which is also the key reason why the traditional assembly-style development model cannot adapt and cannot build good homes.
