Centaline Property Agency said the original owner bought the unit in September 2000 for HK$1.85 million. They held the property for about 26 years, during which the property price rose by HK$4.25 million, or 2.3 times.
In the same area, a top-floor unit with a rooftop/terrace in Tower 2 of Cui Wan Court has a practical area of 446 sq ft and a two-bedroom layout. Its asking price was HK$4.88 million. After the buyer negotiated down by HK$200,000, the unit was acquired for HK$4.68 million. The practical price per sq ft was HK$10,493. The transaction price is the highest in the past one and a half years for two-bedroom units in the estate.
The original owner bought the unit in June 2019 for HK$6.58 million. They held the property for about 7 years, during which the property price fell by HK$1.90 million, or 29%.
