Strategic Divestment in Ørestad City Marks Significant Portfolio Restructuring
In a landmark transaction closed in Q4 2025, Skanska has finalized the sale of two premium office complexes situated in Copenhagen’s Ørestad City district to PensionDanmark for roughly DKK 1 billion—translating to approximately SEK 1.5 billion when converted from the Danish krone to Swedish kronor. The handover of both properties is scheduled for January 2026, with the financial impact to be reflected in Skanska Commercial Development Nordic’s fourth-quarter results.
Portfolio Overview: Two Contemporary Office Assets
The first asset, located at Ørestads Boulevard 41, stands as a modern 11,100 square-meter office tower built in 2018 that originally served as the corporate headquarters for Sweco Denmark. The second property, branded as “Nest 45” and positioned at Ørestads Boulevard 45, comprises a mixed-use development totaling 14,900 square meters, completed in 2022. This dual-function complex houses approximately 8,500 square meters of prime office space alongside approximately 6,000 square meters dedicated to an Ibis Styles branded hotel featuring 186 rooms, a bar, and a welcoming lobby area.
Occupancy and Strategic Location
The office wing is substantially occupied by Norlys’ Copenhagen regional headquarters, ensuring stable cash flow through long-term lease agreements. Both buildings benefit from sustainability certifications, holding DGNB Gold status.
