The real identity of fast-food giant McDonald's

Many people think McDonald's is a fast-food company that makes money by selling hamburgers and French fries.

But during its early, critical expansion phase, its Chief Financial Officer, Harry Sonneborn, revealed the truth: essentially, we are a real estate company, and we sell burgers just to keep franchisees able to pay rent.

McDonald's business model is to buy or long-term lease premium plots of land, then sublease them to franchisees—not only charging franchise fees, but also taking rent based on sales.

This structure enables McDonald's to maintain extremely stable cash flow even when the food service industry experiences severe volatility.

To see what a company’s real profit engine actually is—whether it’s traffic, financial leverage, supply-chain value accumulation, or real estate—often matters far more than simply looking at how its end products are shaped.

McDonald’s is so smart with this move—using franchisees’ money to bankroll its own land, essentially having everyone else help it repay the loan and generate cash flow.

Turns out the main source of profit is rent collection—no matter how volatile the food and beverage business is, it doesn’t affect the core real estate. This business model is really solid.

I used to only think the burgers and fries were delicious, but now I get it: traffic and financial leverage are the real engine—selling food is just the shell.

Many companies sell products on the surface, but in reality they survive on asset appreciation or financial games, and McDonald’s is the one that turns real estate into a cash cow by treating it like a game.

Turns out McDonald’s hidden identity is a landlord, and selling hamburgers is just a side business—this scheme is too deep.
