French economist Piketty proposed an important concept: when the long-term return on capital exceeds the economic growth rate, wealth will gradually concentrate in the hands of those who already own assets. In simple terms, as real estate, stocks, and corporate equity continue to appreciate, asset owners will become increasingly wealthy, while those relying mainly on salary income will find it harder and harder to keep up with this pace. This is also why many people work hard for ten years only to find that the increase in housing prices may surpass their ten years of savings.
