The thing that surprised me is how much difference state income tax makes too. Nevada has no state income tax at all, so even though homes are a bit pricier there ($232k median), your overall monthly costs end up lower when you factor everything in.

Ark and Utah are also solid if you're looking for the lowest property taxes in USA without going too rural. Arkansas especially - homes under $180k and taxes around $1,150 a year. Utah's a bit pricier on homes but the tax rate is still half the national average.

Obviously these places have trade-offs - some have lower incomes, less job opportunities, etc. But if you're remote or retired and just want to minimize housing costs, these states with the lowest property taxes in USA are definitely worth looking at. Your dollar stretches so much further in places like Alabama or Louisiana compared to the coasts.
