Just looked into where the wealthiest neighborhoods are clustered in Arizona and it's pretty interesting how concentrated things are. Basically all the money is split between two areas - the Phoenix-Mesa-Chandler metro and Tucson. Phoenix dominates with like 14 of the top 20 richest suburbs, while Tucson gets the remaining six.
The data I found is from 2025 Census info and Zillow home values. What caught my attention is how the income ranges vary pretty dramatically. You've got suburbs at the lower end pulling in around $107-108k average household income, but by the time you hit the top, we're talking $170k+ in places like Catalina Foothills and Scottsdale.
For anyone wondering where Mesa fits in this - it's part of that Phoenix-Mesa-Chandler region, which is basically the epicenter of Arizona wealth. The Phoenix area suburbs range from mid-tier earners to some seriously affluent neighborhoods. Home values tell a similar story, ranging from mid-$300ks in some suburbs up to nearly $1 million in the wealthiest spots.
What's wild is the home value spread. You can find decent homes in the $360-400k range in some suburbs, but in the fancier Phoenix neighborhoods and Tucson's Catalina Foothills, you're looking at $700k-$900k+. Scottsdale specifically averaged around $938k per home.
If you're looking at Arizona real estate and wondering where the money is, this gives you a pretty clear picture. Phoenix-Mesa area definitely has more options if you're trying to break into that wealthy suburb market, but Tucson's top neighborhoods are no joke either. Just depends on what you're looking for.
