Sounds like solid advice.
Until you realize nobody knows when the next crash will happen.
You could spend the next 10 years waiting for the perfect opportunity that never comes.
Meanwhile, rent keeps increasing.
The house you wanted gets more expensive.
And the market eventually recovers without you.
The lesson isn’t that everyone should rush out and buy a house.
And it’s not that everyone should wait for a crash.
It’s that buying a home should be based on your personal finances not someone else’s prediction about what the housing market will do next.
You don’t need to time the bottom.
You need to make sure you can actually afford the house you’re buying.
