Cohen & Steers Global Real Estate Index, Constituents Adjusted on May 15
Cohen & Steers Financial Corporation ($CNS) will adjust the constituent stocks of two real estate indices after the market closes on May 15th. As representative stocks of global real estate are included and removed, the flow of funds tracking the related indices is also closely watched.
According to this adjustment, Azrieli Group (AZRG.IT) will be newly included in the Global Real Estate Major Investment Portfolio Index and the International Real Estate Major Investment Portfolio Index. Meanwhile, Leg Immobilien (LEG.GR) will be removed from the Global Real Estate Major Investment Portfolio Index, and Granger Trust (GRI.LN) will be removed from the International Real Estate Major Investment Portfolio Index.
Cohen & Steers Financial explains that the index is a total return index weighted by modified market capitalization, adjusted for free float. The index’s intraday quotes are provided by the Chicago Mercantile Exchange (CME), with weight calculations handled by S&P.
This index change is primarily a regular adjustment aimed at reflecting the market representation, liquidity, and market value changes of individual stocks. Especially for passive funds tracking the global real estate index, they may buy the included stocks and reduce holdings of the removed stocks before and after the change. As a result, trading volume and stock price volatility may increase in the short term.
The market interprets this adjustment not just as a simple change of constituents but as a signal of shifts in the global listed real estate market’s focus. Against the backdrop of ongoing divergence in interest rate paths and real estate markets worldwide, changes in index composition can serve as a reference for investors to assess which regions and asset classes are being assigned higher value.
