In his speech, Zhu Kuai, Deputy General Manager of Green City Life Technology Group and General Manager of Green City Construction Technology Group, stated that many real estate companies are in operational difficulties mainly because they generally adopt a piecemeal development model, similar to assembling computers in the past—simply putting different parts together.
These companies generally lack independent R&D capabilities and proprietary processes, with core skills like project management heavily relying on external resources. Most collaborations are temporary, with partners lacking understanding and trust. Many partners even treat cooperation as a last-minute deal, only thinking about making more money or cutting costs. As a result, the two sides cannot work towards common goals, making it difficult to create truly good houses under this model.
Currently, the real competitive focus in the real estate industry is no longer about traditional development methods. Just like in the smartphone industry, Apple did not compete with Nokia on traditional calling features but instead disrupted through smart and personalized innovations; similarly, the domestic auto industry did not fight in the traditional fuel vehicle sector but achieved overtaking through new energy electric vehicles.
Zhu Kuai pointed out that the future competition in real estate is essentially a smart, human-centered living environment competition that combines technology and humanities. This is also the key reason why traditional piecemeal development models cannot adapt or produce quality homes.
