In this report (Staff correspondent You Yanmei, reporter Lai Xiangzhu) recently, Nan’an City’s Province New Judicial Office quickly mediated a dispute arising from a conflict over storefront leasing.

It is understood that Mr. He had previously pre-leased a street-facing storefront from store owner Mr. Yang. The two parties signed a lease agreement, and Mr. He paid the security deposit and 3 months’ rent as required. Later, due to personal reasons, on March 17 Mr. He unilaterally submitted a request to terminate the lease. A dispute then arose between the two sides regarding the issue of refunding the funds.

After the dispute occurred, the Province New Judicial Office promptly stepped in. Based on fully hearing both parties’ statements and sorting out the contract terms and the payment status, the mediator carried out patient communication and guidance. The mediator used the case to explain the law, pointing out that Mr. He’s unilateral termination of the lease objectively constitutes a breach of contract and that he should bear corresponding responsibility. At the same time, the mediator guided both parties to act on the principle of mutual understanding and accommodation, and to rationally negotiate a solution.

Through consultation and mediation, both parties ultimately voluntarily reached a consistent agreement: because Mr. He’s unilateral termination of the lease involved some fault, the store owner would only refund Mr. He’s 3 months’ rent in a one-time payment. Both parties expressed their acceptance of the mediation outcome. The payment delivery procedures were completed on-site, and the dispute was resolved satisfactorily.
