From March 16 to March 22, Beijing sold 631 residential units, totaling 78,000 square meters and a transaction amount of 4.417 billion yuan. Among them, China Overseas · Anlan Beijing in Haidian Shucun achieved 7 units, 1,800 square meters, and 2.59 billion yuan, becoming the city’s new home online signing weekly sales champion for the third consecutive week.

In terms of transaction units, Beijing Urban Construction · Jingneng Yuyuan in Pinggu District became the city’s dual champions in new home online signing for both units and area with 27 units, 3,200 square meters, and 92 million yuan.

Beijing Manyun One Secures Approval for 135 Units, Signed Unit Price Approximately 55,000 Yuan

On March 21, the second phase of Beijing Manyun One, located in Beijing’s sub-central city, obtained its pre-sale permit. This 11# residential building was approved for 135 units, with an average price of 67,100 yuan/square meter. In less than 5 days, two lower-floor units have already been signed online, with an area of approximately 420.99 square meters and an average price of approximately 55,100 yuan/square meter.

Manyun One consists of 11 buildings with 6-23 floors, totaling 623 residential units, featuring spacious flats with main areas ranging from 199 to 350 square meters, a ceiling height of 3.3 meters, and one unit per elevator. As of now, a total of 215 units have been signed online.

Beijing Releases Second Round of Proposed Residential Land Supply List for 2026: 2 in Tongzhou, 1 in Fengtai, 1 in Huairou

On March 25, the Beijing Municipal Planning and Natural Resources Commission published the proposed supply list for residential land in the second round of 2026, involving a total of 4 plots, covering approximately 22 hectares, with an estimated construction scale of about 380,000 square meters. Among them, there is 1 plot in the central urban area (Fengtai District), 2 plots in the sub-center and multi-point plains area (Tongzhou District), and 1 plot in the ecological conservation area (Huairou District).

The land development project for the Wanquansi Village shantytown reconstruction in Fengtai District, plot 0007, is located between the second and third ring roads in the Taipingqiao area, close to the interchange stations of Metro Line 14 and Line 16 at Lize Business District Station and Caihuying Station on Line 14; plot TZ01-0101-0001 in Songzhuang Town, Tongzhou District is located between the fifth and sixth ring roads; the Beijing sub-central 1103 block FZX-1103-6002 and 6003 plots are located outside the sixth ring road, near the planned M101 line Zhangjiawan East Station; plot HR00-0103-6001 in Huairou District is located outside the sixth ring road in Huairou New Town 0103 block, near Huairou Railway Station.

Xiamen Land Auction Raises 3.959 Billion Yuan, Jianfa, China Overseas, and China National Foreign Trade Each Win 1 Plot

On March 24, Xiamen welcomed the sale of 3 residential land plots, with a total land transfer area of 9.21 hectares and a total planned construction area of 180,000 square meters. Ultimately, Jianfa, China Overseas, and China National Foreign Trade each acquired 1 plot at the base price, with a total revenue of 3.959 billion yuan from the 3 plots.

Among them, Jianfa won the 2026P03 plot in the lakeside reservoir area with a floor price of 40,000 yuan/square meter; China National Foreign Trade acquired the 2026XP02 plot in the southern part of Xiang’an New City at a floor price of 12,000 yuan/square meter; China Overseas won the 2026TP02 plot in the western Ke area of Tong’an at a floor price of 11,100 yuan/square meter.

Shanghai Second-Hand Housing Weekly Transactions Reach Highest Record Since 2021, Hitting Market Peak

On March 22, data from Shanghai Online Real Estate showed that from March 9 to March 15, the second-hand housing transactions reached 7,233 units, a 27% increase compared to the previous week, setting the highest weekly transaction record since 2021. The activity in the second-hand market has reached a peak level. As of March 18, the total second-hand housing transactions in Shanghai for March amounted to approximately 16,700 units, with an average daily transaction of over 920 units. According to data from the Shanghai Lianjia Research Institute, the transaction volume of second-hand housing in Shanghai has increased by 15% year-on-year this year, with high transaction activity concentrated in core urban areas such as Huangpu, Changning, and Xuhui, as well as in suburban areas like Zhuqiao, Wanxiang, and Xinchang within the Lianggang New City radiation area.
