Viewpoint Network News: On March 26, the Hong Kong Urban Planning Committee will hold a meeting to review the Planning Department’s proposed revisions to the “Sai Kung Town Subdistrict Plan Outline Map,” including changing the land use of Sai Kung Sha Xia from “Rural Development” zone to “Residential (Type B) 6” zone.

It is reported that this land is located north of Sai Kung town center, near WM Hotel, with a total area of approximately 136,600 square feet. According to the latest development plan by the main developer, the plot ratio is set at a maximum of 1.5, with plans to build 14 three-story villas and 3 stratified residential buildings ranging from 3 to 10 stories, providing a total of 147 residential units.

The Planning Department stated that to maintain phased development and reduce potential landscape impacts, it recommends limiting building height to 3 stories on the eastern part of the site, while the western part can be built up to 10 stories. Previously, this land had undergone judicial review due to a rezoning application. Currently, the Planning Department is generally not opposed to the revision plan.
